Project Investment
Our typical residential construction projects range from $25,000 to $150,000. Our largest and most complex projects for commercial properties or large residential estates reach up to $500,000. Our minimum project size is $10,000. Projects above $500,000 are accepted by invitation or referral only, and fulfilled as part of The Prādium Reserve Collection.

Built on 48 Years of Craft
Live Oak Landscaping was founded in 1978 by John Gilpin and James Clabaugh after they graduated from Cal Poly with a bachelor of science in horticulture. What started as a two-person operation in Vacaville has grown into one of Northern California's most trusted design-build landscape construction firms.
We are a local, family-owned business headquartered in Downtown Vacaville. Our most tenured employees have been with us for over 35 years. That kind of continuity shows in the quality of every project we build.
Our primary service areas are Napa and Solano Counties. We also serve Sonoma, Marin, Yolo, Sacramento, and Contra Costa Counties.
Andrew is a second-generation landscaper who worked in his father's landscaping company in Wisconsin before earning his bachelor of science degree and transitioning to project management. He joined Live Oak in 2022 to carry forward the company's legacy of exceptional outdoor spaces.
John co-founded Live Oak in 1978 after graduating from Cal Poly with a degree in horticulture. His vision and standards have shaped every aspect of the company for nearly five decades.
